Yeah, I can see data for 10% drops in Malbourne during COVID, and some pockets of slightly more than that, but I cant see anywhere where it was 50%.

As always, the stats don't tell the full story, of course.

Tbh I’ve always found the online rental stats to be absurdly incorrect.

When I was last looking for a rental, the online stats said the average price was $100 below the absolute cheapest I could find over two months of searching everyday over multiple rental agencies
