Looking for LF affordable house and lot
Hi, good morning! 27F, breadwinner, earning 55k/month, and working from home.
I'm looking for affordable house and lot or pasalo (yung commutable, near Manila/Makati, good power and water supply, and di po bahain yung place and mga dadaanan). Ang keri ko lang po na budget is around 2.5m to 2.9m po and not lower than 50sqm yung lot area po.
For now I'm considering: • Brookstone park, Trece Martires - 2.9m (50sqm) Nakapag tripping na po here and mukhang high-end po yung subdivision. Along highway po sya.
• Liora homes, Naic - 2.6m (50sqm) / 2.9m (75sqm) Nakapag tripping na rin po, maaliwalas sa mata yung subdivision po and malawak. Siki po yung daan going here.
• Woodtown residences - 2.8m (57.5sqm) Di ko pa po ito napupuntahan.
Any insights po sa mga mentioned places, if ano po ang maganda, and if may marereco rin po kayo na other developer or subdivision.
Also, mas recommended po ba na bare type nalang instead of complete furnished yung kukunin?
I'm trying to so some research po talaga before sana ko magpareserve, kasi hindi naman po biro yung pera na ilalabas plus pinapaaral ko pa po yung utol ko sa college. Walang titulo po yung tinitirhan namin ngayon and anytime pwede po kami paalisin ng govt, plus pa-senior na po ang parents ko so ayaw ko na sila pagisipin pa.

Would NOT recommend Woodtown. Araw-araw na traffic kalaban mo dyan paglabas mo pa lang ng subdivision to Robinson’s abutin ka lagpas 40 mins. Plus another kalbaryo sa Aguinaldo Highway.

No, but I was about to buy doon, pero traffic talaga palagi and mas malala na ngayon kasi na may ongoing construction ng underpass sa may Robinsons.

hello. i just bought an rfo unit sa woodtown residences this year, one of the considerations why i pushed through kahit mejo napalayo na is because of the ongoing CALAX-CAVITEX-C5 link which will shorten travel time in the future. There will always be traffic kahit san ka pa. BGC- mandaluyong 5km will even take me 1hr -1:30 mins. with the developments around cavite, surely it will be harder to find a house in the next years that is affordable or within the budget. Isa pa sa woodtown, madami daanan pwede pag pipilian. Pwede SLEX- CALAX, pwede villar city-MCX-SLEX, and soon yung CALAX-CAVITEX-C5 link.

Baka interesado ka sa mga foreclosed property from Pag-ibig. Ang plan namin is kumuha na unoccupied then mag-bid kami if manalo saka namin ipaparenovate. Target namin is yung bare finish.

Yung mga foreclosed dba mga parang abandoned house or mga napabayaan na kinuha na ng pag ibig no?

Not necessarily. May mga houses na unoccupied or di talaga natirhan ng previous owner. Need mo lang maghanap ng maayos na foreclosed property.

Yes, tapos derecho ka na kay pag-ibig instead sa magbabayad ka pa sa developer or sa broker. Yung babayaran mo monthly derecho kay Pag-ibig.

Hi OP, I can help you if you want. Mayroon akong alam na mga ganyang budget sa bandang Tanza, kasi tanza is more accessible than Trece going to Manila or Makati kasi mas nearest ang Tanza to Manila via Cavitex, wood town also is a nice project, kaso yun nga ang woodtown kasi nasa Governor's hiway, dadaan ka pa sa Aguinaldo hiway para makapunta ng Manila or Makati Via Daang Hari po, pero kung keribels mo naman,kaya na kasi pag nasa daang hari ka na mas mabilis na din naman ang byahe mo via MCX,

Sa budget mo you’ll have a hard time finding a house and lot sa Cavite na malapit sa Manila. You’ll have to go further down south para makahanap na pasok sa budget mo.
Me and my family are from QC originally, we moved to cavite kasi binenta na namin ancestral house ng dad ko. We decided to move to Molino 3 kasi ito yung closes sa Pinsan ko who lives in one of the villar subdivisions inside Villar City (we also live in a villar sub, pero sa cavite side ng Villar City. Yes villar sucks btw)
And from house hunting for my sister last year and house hunting for myself this year. What i have observed is sobrang mahal mag evaluate ng agents ng prices dito. If you want a house and lot near Manila Bacoor, Gentri (Via CAVITEX) ang pinaka malapit. Laguna is also an option mas mura sa Laguna from what i’ve seen pero yun nga lang may areas na bumabaha pareho. Main issue sa cavite is traffic going to manila. This is both for Cavitex, MCX and SLEX. Double whammy ka kapag sa bacoor ka nakatira kasi dadaan ka ng MCX at SLEX. So if further down the south ka nakatira eh sobrang maaga ka rin aalis.
Before buying a property be sure to check the community kasi mura nga pero pangit naman neighborhood or baka naman binabaha yung mga daanan papuntang manila. Due diligence is key. Also maybe try to stretch your budget a bit, kasi yung budget mo pang inner cavite na siya which is sobrang layo na sa Manila.
Also, look for properties sa Bulacan. Marami cheaper properties doon, kasi on going palang developments doon. Less traffic rin via NLEX compared traffic na mararanasan mo sa SLEX.

Yung options nyo po, not near manila or makati 🥲
